General Contracting As your General Contractor, our job, in conjunction with the Owner, the Designers, and other stake holders, is to be the lead entity on constructing the project. We are the Owner’s single point of contact after we enter into the Construction Contract, and are the Owner’s trusted partner throughout the Construction Period, and beyond.
There are several available Project Delivery Types (the nature of the Contract between Owner and Contractor). These include: 1. Lump-Sum Guaranteed Maximum Price (GMP) 2. Design-Build. 3. Construction Management. 4. Cost plus.
Lump-Sum Guaranteed Maximum Price (GMP) based on a Fixed Proposal. The Fixed Proposal is arrived at by the Contractor bidding the Proposed Work that is indicated in the Bid Documents, including, and not limited to, the Plans and Specifications.
Design-Build is where one entity, the Design-Builder (GSC), enters into a single contract with the Owner to provide both design and construction services. In all other project delivery systems, there are separate contracts for design and construction. The single contract for both, design and construction, is the design-build distinction. With one design-build entity (GSC), the roles of the Architect/Engineers and the General Contractor are integrated together. One entity, GSC, drives one unified flow of work from initial concept, through final completion. Consolidating project contractual expectations with the General Contractor, and the General Contractor’s retained Architect and Engineer, can usually result in bringing the parties into alignment of common outcomes for the project. If the Design-Build structure is implemented and is decided upon, the result is usually a project that is completed more quickly, more cost effectively, and with better quality.
Construction Management is a professional service that provides a project’s owner(s) with effective management of the project’s schedule, cost, quality, safety, scope of work, and function. In the Construction Management setting, the Owner hires the Design Team (Architect and their Consulting Engineers) and the General Contractor. The Architect and Engineers design the Project, and prepare the Bid Documents. The Project is posted for Bid (or negotiated with a General Contractor) and is subsequently awarded. A Construction Manager can, and is often, then retained by the Owner to represent the Owner’s interest and provide oversight of the entire project directly to the Owner. The Construction Manager’s job is to work with all parties to deliver the project on time, at or under budget, and to the Owner’s expected standard of quality, scope, and function.
Cost Plus Construction Contract is an Agreement between Owner and Contractor in which the Owner reimburses the Contractor for the actual amount on expenses on the Project, plus an agreed-upon fee for Contractor's Administration on the Construction Project. The fee is usually a percentage of actual cost.        A Cost Plus Contract allows for greater transparency as the client sees exactly where Project Funds are spent, and only pays the agreed- upon fee on top of actual costs.
